East Junction: Grandview-Woodland Condo Presales by Enso Group
Written by Lynn Le Drew on October 21st, 2026
East Junction brings 73 modern one to three bedroom flats to 2465 Semlin Drive in Vancouver East. Enso Group planned the six-storey building with 8,000 square feet of ground-level retail. More importantly, the site sits near Commercial-Broadway SkyTrain and the heart of Commercial Drive. So this guide looks at the neighbourhood case for buying a condo here.
Why Grandview-Woodland Draws Condo Buyers
Few Vancouver neighbourhoods carry as much character as Grandview-Woodland. The City’s Grandview-Woodland Community Plan aims to enhance the eclectic nature of Commercial Drive. It also supports walking, cycling and transit as everyday choices. As a result, the area keeps its independent shops while welcoming new homes. East Junction fits that vision as a transit-oriented, mixed-use building.
Everything Within Walking Distance of East Junction
Enso Group counted what sits within walking distance of the building.
- Food is everywhere. More than 50 restaurants and 32 coffee shops line the nearby streets.
- Groceries are easy. Sixteen grocery stores sit within a walk.
- Green space is close. Ten lakes and parks are reachable on foot.
- Culture runs deep. Three record shops and 14 tattoo parlours reflect the Drive’s creative streak.
SkyTrain and Cycling Connections
Commercial-Broadway Station links the Expo and Millennium Lines at one stop. According to TransLink, it ranks among the busiest stations on the SkyTrain network. Additionally, it connects with some of the region’s busiest bus routes. The Broadway Subway will also extend the Millennium Line west to Arbutus. For cyclists, the Central Valley Greenway runs nearby for longer rides toward Burnaby.
Amenities Inside East Junction
East Junction pairs its location with a practical amenity list. A 2,500 square foot rooftop and outdoor area gives residents open-air space. Inside, a 600 square foot fitness room and a 620 square foot co-working space cover daily routines. Families also get a 760 square foot kids’ play area. Furthermore, a car wash, dog wash and bike repair station take care of chores. City zoning for the site also requires at least 35% of homes to have two or more bedrooms.
Parks and Recreation Nearby
John Hendry Park, home to Trout Lake, sits within easy reach for weekend outings. The park offers playgrounds, tennis and pickleball courts, sports fields and an off-leash area. Likewise, Britannia Community Services Centre adds an indoor pool, an ice rink, a fitness centre and a library. So families can fill a weekend without leaving East Van.
